Buyer Representation – What I do for you

BUYER REPRESENTATION

WHAT I DO:  Act as a liaison and consultant to ensure you have the best possible relocation experience.  Each transaction is unique based on your personal needs.

STEPS IN THE PROCESS:

THE SEARCH:  Set up an MLS subscription for you to receive new listings, based on your criteria, as they come on the market.  I will answer questions and provide any requested information regarding the areas, schools, and the properties.

THE TOUR:  Schedule appointments and secure access information.

Organize appointments to maximize tour time.

Accompany you to the properties and tour with you.

Provide all available information about the property to help with knowledge and decision making.

THE OFFER:  Prepare and explain all necessary documentation.

Present the offer to the listing agent.

Follow up to make sure it was received and ask if there are questions about the offer.

Negotiate terms and conditions on your behalf.

THE CONTRACT:  Once ratified, I send copies of all documents to the respective parties – mortgage company and attorney.

Ensure the Earnest money is received by the escrow agent in the required timeframe.

Make inspector and other professionals recommendations and coordinate scheduling.

Attend the inspection with you.

Once the report is received, review it with you and discuss any needed repais.

Create a repair addendum and send it to the listing agent.

Negotiate and finalize the agreed upon repairs.

Turn in repair receipts to the attorney.

Ensure the loan application is done within the required timeframe.

Schedule the CL-100 to be done within the necessary timeframe.

Help to overcome any setbacks during the process and act as a buffer between the parties.

THE CLOSING

Once the loan is approved and closing is scheduled, perform a final walk through with you to make sure the repairs are done correctly, and the house is ready for you.

Review the final closing documents to check for errors

Bring keys to closing

Attend the closing with you and turn over the keys
